The start of things to come

We purchased a lot in Villawood Delaray - Clyde North 16m front x 32 -  576m2
Land is due to title in June 2016

The house is Carlisle Homes Sacramento 31
The current promotion includes most things so upgrading was not needed.

Added extras at the point of signing contracts are:

  • Sierra Facade $1450
  • Upgrade to Cat 1 Laminate Flooring $850
  • 450mm Eaves $4776
  • Double Glaze windows $4500
  • Internal sliding doors to hallway and to Rumpus to Dining $670
  • Pot draw instead of microwave provision - no charge
  • External powerpoint in alfresco $124
  • 3 Exterior lights for front of facade $492 (down pipes moved to side of house)
  • $500 extra for electrical (Downlights to be fitted after handover)
  • Extra heating duct in laundry $110
  • Evap Air Con to be installed after hand over

We had a colour browse a couple of weeks ago. We had in our (my) heads what we liked and wanted so picking a lot of the harder things I found quite easy.

Decisions made so far -

  • Flooring - Weathered Boatshed Laminate / Royal Parade - Shine Carpet
  • Brick - Austral Cat 2 Fawn $1109
  • Roof Tile - Barramundi
  • Render - Undecided (looking at Stoney Creek/Deep Walnut/Ploughed Earth/Aura
  • Kitchen Bench - Ceaser stone - Osprey
  • Cabinets - White (same kitchen as Riva Display)
  • Splashback - Starfire White
  • Bathrooms - Round Basins. Standard square taps as included
  • Towel Holes in bathroom to be replaced with drawers
  • Extra power points in Kitchen/Hallway/Master Bedroom/Living room/Garage
Where I haven't listed prices its either included or im waiting to hearback from CH about.
They have told me I will get all these when we go to tender, but I want to know now so I can make sure we have enough in the budget for it all.

Thats all I can think of just now. Ill post photos and more details as we go :)

  1. Hi there,
Nice to see you are making progress. We are thinking of building Cromwell 33 with Carlisle in Berwick Waters (we have signed a contract for land - 16x32). Any idea if the LEDs are cheaper to get installed from outside later? Carlisle have quoted about $150 per light. Also, how about site cost, they include about 300mm fall in the affinity range, ours in 0.34m fall (off engineering- titling in dec16/jan17), they are quoting about 15k, which I find a bit unreasonable, your thoughts?
